Residential Valuation Report

A basic mortgage valuation is a walk-through inspection only.

The valuation is usually suited to anyone either borrowing to purchase a property or re-mortgaging. It is normal practise that lenders will insist on having a valuation report prepared prior to agreeing to lend. This report is for the benefit of the lender not the purchaser.

If buying a newer property, less than 30 years old, this level of valuation is often enough to assess the approximate value of the property. However, you should be aware that a mortgage valuation is NOT a survey and will not highlight possible building defects

Homebuyers’ Survey & Valuation Report

The homebuyers report is a mid-range, mid priced report designed by the Royal Institution of Chartered Surveyors and can only be prepared by a Chartered Surveyor.

An inspection for a standard homebuyers report will typically take between 1 and 2 hours to complete, and will involve a careful examination of the interior and exterior of the property from roof to basement, including the site and it’s services and outbuildings. The surveyor will look for signs that indicate existing or potential defects. It is ideal for the majority of conventional houses and flats.

You will receive a concise and easily read pro-forma style report based upon a thorough (though non-invasive) inspection. It follows a set format with sections covering the different elements including:

  • The property type, age and construction
  • Location
  • Notes on noticeable movement
  • Timber defects
  • Dampness
  • Insulation
  • Roof structure
  • Rainwater fittings
  • Main walls
  • External joinery and decoration
  • Internal items including roof space, internal walls, floors and decoration
  • Services including gas, electricity, heating, drainage
  • The site including garages and outbuildings, grounds and boundaries.

The report will comment on the existing condition and will make recommendations for further investigations where there are items of concern. It will refer you to those defects which can materially affect the value of the property and it will alert you to any specific matters which the surveyor considers need more detailed or specialist investigations. It will also give you a valuation taking full account of the surveyor's findings.

Building Surveying Report

This is a much more detailed report and will not only report on the existing position of the property but will also am to identify the cause of any problems and advise on any repairs or remedial works required. A building survey is based on a detailed inspection of all visible and readily accessible areas.

If there are matters upon which the surveyor is unable to report fully then he will advise as to the nature and extent of any further investigations considered necessary. For example, exposures of drains, digging of trial holes to look at foundations or the opening of cavity walls to closely inspect the wall ties. We will either undertake or arrange such investigations for you if required. We can also arrange specialist tests on services such as electrics, drains and gas installations if these are thought necessary.

The private building survey is ideally suited to the larger, older and more complex buildings, particularly those in need of repair or renovation. It also includes a current market valuation.
