The domestic energy performance certificate is the result of a European Directive stating that by 2009 all buildings will require a rating showing the building’s overall energy efficiency.
For homeowners the government have introduced the home information pack (Hip) which enables prospective buyers and tenants to be aware of the energy efficiency of a potential home before they buy or rent. This is now compulsory to be able to market your property for sale.
From 1 October 2008, all Landlords must obtain an EPC before marketing their property for rent.

The environmental impact rating is a measure of a home's impact upon the environment in terms of the annual carbon dioxide (CO2) emissions. The higher the rating, the less impact it will have on the environment.

What is a domestic EPC?
An Energy Performance Certificate shows the official energy efficiency rating of a property. The certificate provides you with a rating for the building, showing its energy efficiency and its environmental impact on a scale from A-G (where A is the most efficient and G the least efficient), in graphical format. It also contains recommended ways to improve the building’s energy performance.
Do rented properties require a DEA?
From the 1st October 2008 all landlords are required to make an Energy Performance Certificate available to prospective tenants as part of the letting process.
How long will the certificate be valid for?
The certificate will be valid for 10 years assuming no alterations are made to the premises which change the number of rooms, either where the premises are extended and new rooms formed or where there are internal alterations which change the total number of rooms within the dwelling.

During the inspection the assessor will need to inspect the following areas and installations
